  • Do you know the differences in contingency, cash, conventional, FHA offers and loans?
  • Do you have access to make-ready and repair contractors?
  • Do you have access to sales contracts and addenda that protect everyones interest?
  • Do you know what will make or break a sales contract?
  • Do you know how to negotiate repairs after the buyers inspection?
  • Do you have the State Mandated Sellers Disclosure to give to all buyers?
  • Do you use an attorney or a title company to handle your closing?
  • Do you know what to do when a contract falls apart?
  • Do you know what Earnest Money is and how it is handled?
  • Do you know what an Option Term is and how Options Fees are handled?

These are just a few items to consider that come to mind about selling relating to items one may encounter selling ones home themself.  Although most sales follow a similar process, however it is the unknown or unexpected that tend to complicate a transaction and possibly crater the sale.
