- Schedule area broker showing
- Attend area broker showing
- Receive, review and relay buyer offer(s)
- Assist and evaluate buyer offer(s) based on terms and conditions
- Assist seller in responding to buyer agent compensation if not predetermined
- Assist seller in the generation of a written counter offer to buyer
- Assist seller in the negotiation of buyer counter offer
- Assist seller in the evaluation of buyer inspection repair request
- Assist seller in the generation of a written counter offer to buyer repair request
- Assist seller in the negotiation of buyer inspection repair request
- Assist seller in clearing potential issue(s) identified in title policy
- Ensure seller and title have complete set of executed contract documents
- Update the Multiple Listing Service with status change to Under Contract
- Assist title with and updates or property related documents (as needed)
- Update the Multiple Listing Service to status Pending when Option Period expires
- Monitor important dates during contract period
- Assist with complex paperwork and legal issues that may impact the sale
- And anything else that comes up in the process of contract and closing
- Attend closing
